Entire Welsh village up for sale for £1.2m

16 homes and cottages, plus acres of agriculture land, is available to purchase in the historic Welsh village Aberllefenni for £1.15m ($1.6m) by estate agents Dafydd Hardy.

The properties and land up for sale make up the whole of the village, which has been on the market for more than four years. It was originally listed in June 2016 for £1.5m.

The price tag has fallen by £350,000, making it around the same price as some two and three-bedroom flats in London in areas like Knightsbridge.

Dafydd Hardy, whose agency has been trying to find a new buyer, is hopeful it will finally sell this year.

“The last sale fell through in November 2020, which was frustrating,” he told ITV.

“It's the complex nature of the package that's on offer that causes all the hold-ups, but there's only one way to progress with something of this nature and that's slowly,” he added.

The property is described as “16 tenanted houses sold as a package” and “a good investment with a steady rental income,” as per its listing.

The properties are currently tenanted and previously housed workers from a nearby slate quarry.

“The village of Aberllefenni is surrounded by beautiful countryside amidst the wooded slopes of the Dyfi Forest. The forest and Cader Idris mountain range are a mecca for walking, climbing, mountain biking, canoeing, birdwatching and fishing,” the listing adds. There is hence potential to develop the site for tourism.

Aberllefenni is considered to be the home of the oldest continuously worked slate quarry in Wales, and possibly now the last underground slate quarry in Wales.

“We've recently had lots more people wanting to see it, and that's despite all the COVID-19 related rules which are in place at the moment regarding viewings,” Hardy said.

In late 2019 the collapse of a sale was blamed on the uncertainty around Brexit.
